    I strongly oppose the proposed conditional use permit allowing food trucks to operate at the Kunde Residence near South Fork Reservoir. This area is a valued public resource known for its natural beauty, peaceful atmosphere, and recreational use — not for commercial development. Allowing food trucks at this location would invite increased traffic, litter, and noise, ultimately degrading the experience for visitors and potentially impacting the surrounding environment.

    Furthermore, there is already clear precedent on this issue: both the Planning Commission and the County Commission previously denied a zoning change for similar commercial activity in this area. That decision reflected a responsible commitment to protecting the character and intended use of South Fork Reservoir. Nothing has changed to justify reversing that decision. I urge the Commission to uphold that precedent and deny this permit once again.

    Although mobile food vendors may be conditionally permitted in AR zoning, the daily operation of up to five food trucks is inconsistent with the rural residential character of our neighborhood. Commercial use on a 3.24-acre parcel directly adjacent to homes is excessive & disruptive to the peace and privacy of nearby residents. While the application downplays traffic impact, it will inevitably increase vehicles on Lucky Nugget Road, a rural route not suited for commercial volume. Patrons will likely also use Avocet and Chukar, raising concerns about dust, pedestrian safety, & emergency access. The area is minimally patrolled, so who will enforce traffic flow and speed limits? Operations beginning as early as 4:00AM. will bring unacceptable noise from generators, vendor setup, & customer activity. Lighting, though required to face downward, combined with headlights and signage, will still impact nearby homes—especially during dark winter months. This is not the first commercial proposal for this parcel. Previous attempts to rezone for a business were denied. Approving this CUP could set a precedent for creeping commercialization in a residential zone, sidestepping proper zoning procedures. Has the Planning Commission re-reviewed the Master Plan as discussed during the prior application? Notification letters were postmarked June 16th & received only 7 days prior, not the 10 required. I respectfully request denial to preserve the safety and integrity of the LN Ranches community.
