    I would like to state my opposition to Application 24-2000-0007 Ventures MTG, LLC requesting a zoning change for lands along the Lamoille Ridge from OS to AR-CRD-1. As a resident of Spring Creek since 1983, I have chosen to live here for more than four decades because of the rural and esthetic qualities of the area. Although I understand that loss of rural esthetics to development is usually inevitable for a number of reasons, I am concerned that existing infrastructure for new development is lacking and that this situation could ultimately adversely impact area residents. Potential impacts include new road construction, increased wear and tear on existing roads, growing traffic congestion on the Lamoille Highway and around schools, a need to upgrade and expand water utilities, added stresses to the groundwater table in the form of extraction and contamination, loss of wildlife habitat and increased opportunities for expansion of noxious weed infestations. I believe that at least some of these impacts will ultimately reduce quality of life for here for long-term residents. I am also concerned that this and other proposed developments will contribute to the trend of increasing HOA fees and water rates in Spring Creek, potentially leading to a decrease in property values. Thank you.
