Pursuant to Notice 44-2023, discussion and consideration of an Appeal for the Master Plan of non-super majority vote that will allow a Change of Zoning from Agricultural/Residential District (AR) to a Highway Services and Tourist Commercial District (C2).

    I strongly oppose the rezoning of our residential area into a commercial zone. This decision fails to consider the community and lake, and the potential detrimental environmental impact it could have. Due diligence must be exercised.
    Rezoning for commercial use could lead to pollution, increased traffic, and disruption of the delicate balance that sustains our local ecosystem. We need to prioritize the preservation of our environment and the sustainability of our community rather than sacrificing it for short-term commercial gains.
    Rezoning would likely bring heavy traffic, noise pollution, and other disturbances that would significantly affect the quality of life for the residents living nearby. It's essential that we consider the long-term consequences of such a decision, which could impact the tranquility and serenity that the lake offers for residents & visitors.
    I urge our local authorities to rethink this proposal and to prioritize the preservation of our community's natural beauty, way of life, and environmental well-being over commercial interests.

    I strongly oppose the zoning changes. We already have problems with these people not following the rules. They’ve allowed bonfires on this property when they’ve had multiple rvs there during holiday weekends, allowed trash to blow away leaving it for the nearby residents to take care of and been noisy at night. There’s also been problems with people leaving this property & spinning their tires when turning onto our privately maintained road once again leaving it to the residents to take care of. After the main entrance to the state park south fork road becomes narrow & doesn’t have a shoulder. The road also has more curves after that point. We already have near misses with oncoming traffic especially people with trailers. Adding more places for rvs will add to this problem as will a boat repair facility. I also don’t see a need for an rv park at the entrance to a state park with camping.

    Strongly oppose the location of the rezoning. There is adequate places to stop and shop before you get out to the lake. There are also tons of other great locations to rezone that are not in the housing.

    I too am in extreme opposition of the location of the zoning change in South Fork. This is a residential area that already has a couple commercial properties and no more are needed. The proposed zoning change is a threat to our way of rural living, our water, and our wildlife. Have there been any environmental impact studies done? Public safety is also a major concern as there is only one way in and one way out of Lucky Nugget area where emergency vehicles and services are concerned. The school bus stop is also of concern as our area’s children load and unload the buses adjacent from this proposed business site. Increased traffic and crime are a danger to the children. Please take these public comments in to account when making your decisions.

    I STRONGLY oppose the location of the zoning change in South Fork. In April of 2022, the County Surveyor is publicly quoted stating he is against "spot-zoning" of Spring Creek. What is his motivation for recommending spot zoning of South Fork? Clearly, more residents oppose the zoning change than support, even though Mr. Rice mislead the room by stating otherwise in the Planning Commission Meeting in August 2023. There are already commercially zoned properties in South Fork & we do not need to create any more, especially in the residential area. Allowing for commercialization in our residential area opens the door for even more growth & development. Not everywhere in Elko County needs developed. Some places are better left safe from "progress" to protect the water basin & wildlife. Not enough research has been done to understand the impacts of business development in the area & changing of zoning should at least be delayed. What an additional slap in the face to the ranchers whose property was taken from them via imminent domain to create the reservoir in the first place. The proposed business owners do not live in South Fork & won't deal with the unintended negative consequences of lack of maintenance, law enforcement constraints, & impeding on the families who chose South Fork many years ago to stay away from business zones & enjoy the wildlife & scenery. Please follow the original South Fork Master Plan & do not support the change in zoning.
