    We have lived at 1065 Dodge Av in Lucky Nugget 1 for 41 years we would like to state our concerns/opposition on the proposed zoning change from Agricultural/Residential to Highway Services and Tourist Commercial Districts. [1] - Lots are allowed to drill a well for 1800 gallons per day for residential usage. Commercial would require more water, thus this could affect the surrounding residents. Will the State of Nevada approve a commercial well permit. [2] - There is already a natural drainage on the east side of the lots that has already been altered somewhat. This drainage runs directly into the river/reservoir. A commercial waste water/septic could potentially flow into the drainage thus affecting the fish and wildlife in the river/reservoir. [3] - Has there been a Environmental Impact Study completed on the proposed change?
    [4] - The existing road is not suitable for the increased vehicle, foot and/or off road vehicle traffic. [5] - Is this proposal compatible with Master Plan for the area?

    There are plenty of places to stop and grab supplies on the way out to the lake. Its residential for a reason, don't change it.

    We are Bill and Paula Moore, 1036 Dodge Ave, Spring Creek, NV, Lucky Nugget Ranches Unit 1. We are opposed to the application to rezone several lots in the Lucky Nugget Ranches Unit 1 subdivision from AR to C2 if this rezoning is allowed, it will forever change our residential neighborhood. Master Plan - accommodates Recreational Facilities on the north side of the lake in proximity to the Marina and Western Hills Subdivision. The request to rezone several lots from AR to C2 falls well outside of the area plan as the lots are located in Lucky Nugget Ranches Unit 1. The entrance would be directly across the road from the park entrance. Both of these entrances are at the entrance into the Lucky Nugget Ranches Units 1 & 2 subdivisions. Lucky Nugget Road could not accommodate the additional traffic without major road improvements by the County. No shoulders for disabled vehicles to pull off onto especially in the corners between the old homestead and the causeway. The road width at the turn-off for Jet Ski Beach and the proposed commercial use is only one lane wide in each direction. No bike paths or walking paths. Numerous children in this neighborhood walk home from the school bus stop which is approximately 200 yards before the entrance into the proposed commercial business. Drinking and driving here at the lake is a problem. In closing it is obvious that granting the rezoning application is not in the best interest of the residents of our community.

    I strongly oppose the rezoning of this property to Highway Services & Tourist Commercial Districts. The location is adjacent to existing residences & agricultural land of which generations of locals (including ourselves) have invested time & money into the surrounding properties with the intention of not being located next to commercial buildings & traffic. Please keep South Fork rural. There are several amenities in nearby Spring Creek & Elko as well as commercial property available for sale or lease that would accommodate the boat service & storage facility businesses.

    No additional facilities are needed. Khoury's is close enough even in winter with good planning on residents part. Having a gas station, or quick-mart won't help if roads are closed as they won't get supplies same as residents. On the topic of a gas station same holds true. 1) We do not need the added big rig traffic to fill up the pumps. 2) the gas prices will be HIGHER due to the convenience factor. 3) Spills happen all too often and we have a water table to think about. Everyone out here has well water not to mention the proximity to the lake 4) Each of these buildings means parking lots which means more chances for homeless to move in. We have seen this happen where we came from in CA, trust us you do not want to spoil this lovely place. It will not stop if you let urban sprawl get going. Please do not even consider re-zoning.

    Not needed in this zoned residential neighborhood. Boaters and recreational users pass multiple stores and gas stations on the way to the lake.
