I strongly OPPOSE this change of addmendment. I have several reasons but the one I feel is the biggest issues is the use of alcohol. I went last year to buy flowers and they were serving free alcohol. I was walking the other patrons consumed alcohol and drove. "PRIVATE, INTIMATE DINNER PARTIES" is translated to drunk drivers in a residential neighborhood. Liquor license? Extra law enforcement cost. Decreased property values. Increased theft. Increased garbage and an unattended property. As the Covenants and bylaws of Pleasant Valley estate state, The purpose of these Covenants and restrictions is to in-sure the use of the property for attractive rural residential purposes only. This is a residential area and should remain this way.
We purchased our property at 171 Sun Mountain Lane in Pleasant Valley to raise our kids in a country setting, away from the hustle and bustle of the city life and the risks/influences it poses on young children. While I do really like the business plan here, and think it would be cute, there is no guarantee once the zoning changes, that it will stay what it is meant to be. If the business changes hands, the new owner can do whatever they want with the property, and that’s just not something that I’m comfortable with. I want my kids away from the gaming, and bars, and reckless behaviors. Love the nursery, would love the business plan laid out for this business, don’t love the idea it’s not guaranteed to stay that way. I oppose the rezoning. Thank you.

Pleasant Valley was created to be a residential neighborhood. Coventants were put in place to protect the integrity of the neighborhood. Section 2 of the covenants states:
2. No trade, business, or commercial enterprise shall be maintained, conducted, or carried on upon any lot, or any portion thereof, subject hereto, without the prior written consent of the owners of all the lots in the block in which the business is to be conducted together with the consent of the president and secretary of Gregory and Steninger, Inc.
Having a commercial property in a rural residential area is not conducive to the ideas and values that were the basis of creating this neighborhood. There is no guarantee that future businesses won't be less desirable, as shown under zoning 4-4-5:C2. There will be a very real possibility of liquor and gaming, liquor stores, motels with gaming. There will be nothing to protect our neighborhood from declining into something it was never intended to be.
We have never minded the nursery, as it was a seasonal business. The traffic increased, but we accepted it, because the impact was very limited. With zero guarantees that 2 Wild Poppies will retain this business indefinitely, and only serve breakfast and lunch indefinitely, we must oppose the rezoning.
